Sellers
Selling your home in D.C. or Maryland.
Before choosing a price or starting repairs, look at comparable sales, your property’s condition and your timing. We help you turn those decisions into a selling plan.
Before you decide
Price in context
Comparable sales, condition and current competition help frame an asking price or offer. Ask which properties are useful comparisons and how their differences affect the analysis.
Terms matter
Financing, contingencies and closing dates can change how an offer fits your plans. Look beyond the price before deciding.
Ask PWR how the available information relates to your property and timing. We can help you work through the trade-offs before your next step.

The process
How we bring your home to market.
Sign the listing agreement
Review the listing agreement, representation, services and compensation arrangements before signing. Ask about anything you do not understand.
Set the price with a CMA
A comparative market analysis reviews relevant sales and current competition. Discuss condition and your priorities before choosing an asking price.
Prepare the property
Weigh preparation costs against likely buyer concerns. Discuss disclosures and seek specialist advice where the property needs it.
Agree on a marketing plan
Discuss listing timing, photography and marketing materials. Any pre-market or “Coming Soon” activity must follow applicable listing rules and your agreement.
Evaluate buyers and offers
Compare price, financing, contingencies and proposed closing dates. Evaluate offers using consistent transaction-related criteria.
Closing and beyond
Track agreed deadlines and closing requirements, and raise questions before documents are finalized.

The highest offer is not always the best fit. Financing, contingencies and timing also affect what a sale may mean for you.
